Two rooms available for next semester

TWO ROOMS AVAILABLE in a 4 bedroom house at Jamie Anderson Place from December 2014 until August 2015 (with possible contract renewal after August). The smaller room (comes with separate study) is 360 GBP pcm and the larger room is 390 GBP pcm (+ utilities). The rooms can be rented by a group of two or individually and you would be living with two male Philosophy students (one PhD and one Mlitt).The house has a large living kitchen and dining room, two bathrooms, each with a toilet and shower, and a garden.

What is included in the rent?
And what are usually the utility bills (broadband....)
