Rent Price Advice

couldn't think of the best place to post this, but yeah i need some advice...

How much would folks be expecting to pay for renting a house (weekly) in St Andrews with the following features:

All inclusive bills,
Brand new kitchen,
brand new bathroom,
Brand New Carpets, Furniture etc.
brand new everything actually
To greater than HMO standard, or will be,
Fire Doors Throughout
Fire & Burglar Alarm throughout
TV/DVD combis in each bedroom
Highspeed Cat5 ethernet connections in each bedroom to a highspeed broadband ADSL line
Sky Satelite tv

The reason i ask is i have just taken ownership of my own house in St Andrews, and i want to find out what i can realistically get away with charging people, as it may get lonely on my own.


i'm not fitting it with any shite either, i want it up to a high high high standard, because i have to live there too, and i'm a fussy bugger.

any help is much appreciated

Could always have a chat to the various estate agents and see what they would rent it out for.

might just do that Flossy, also need to ask them if adding a driveway would add value to my house, i was going to wait until all the work was done and get it revalued.

It really depends on where it is. It all sounds fantastic but if it is on Lamond Drive or up towards Morrissons then you could probably charge 85-90 a week (based on including the internet (not just the connection point), bills and sky in the price) but if the flat was on North Street or somewhere else central you could easily get £90-100+ pw. One thing i would be wary of is that not everyone gives a damn about sky television so it might be worth considering marketing it with this as optional (at least in the individual bedrooms). This would be especially true if people were looking for a cheaper rent and therefore looking further out of town (I'm only guessing your place is out of town as you mentioned a driveway and not many flats or houses in town have space for one of those!) Most people (in my experience anyway) choose where they want to rent first of all and then look at the best deals within a certain area. Basically I am saying it might be worth considering whether your rent market is realistic...which obviously depends on where your property is. Don't fall into the trap of having a house with amazing facilities in a place nobody wants to pay that much to rent. Of course if you are just doing all that for yourself anyway you might as well blag it for rent too.

As with most other things you should consider the demand. For example, I have a central flat which is a little tired. My rent is £125 per week and does not include bills, internet or sky etc etc. However, I think you would struggle to find many people that would be happy to pay this/more than this.

i'm thinking around the 85 mark,

was hoping to rent it out over the summer, but its like a pandoras box and new things that need done keep appearing,

i also found we have a gate to the back garden today.... it was hidden behind tonnes of branches and brambles

mainly due to 3 years worth of looking, for the right property at the right price.

another helping factor is parents who have a good mortgage and were willing to let me add property onto it,
