2 bedroom flat in Cupar - available now

I have a two bedroom flat in central Cupar available for rent now (or later to coincide with the academic year if required). The rent is £500 (now confirmed) and a 6 month lease initially, but this can be extended to 12 months without any problems. The flat is managed by a local letting agency since I live some distance away - consequently there will be a charge for references and credit checks.

It's fully furnished with a spacious living room/dining room (two sofas, fireplace and dining table for 4). The flat has one double bedroom and one single bedroom (the single bedroom also has bookcases and a big desk, so could be used as a study/office). The kitchen is newly redecorated and the flat has a brand new bathroom suite with an electric shower over bath.

There's no allocated parking but the flat has a few spaces directly outside - otherwise the street has unrestricted parking (we've never had a problem finding somewhere for our cars). It's on a quiet street with a mix of houses and flats. There is no garden but the flats do come with a shared drying area with loads of washing lines!

The flat is an upper floor flat about 5 minutes walk from Bonnygate in Cupar (near the Co-op). I bought this flat when I moved to Fife for my postgrad degree, and subsequently rented it to another St Andrews postgrad once I left. The previous tenant was offered a graduate job down south, so the flat is available again.
