Flat is in Newington, a short walk from University of Edinburgh, the Meadows, Holyrood park, shops, grocers, banks, etc. and a straight-forward 20 min walk from Waverley Station.

Common kitchen/sitting room with microwave, relatively new stove and washing machine, kitchen table with four chairs, sofa, and window seat. Two half bathrooms (1 toilet, 2 sinks, 1 bath/shower with new fixtures). Spacious storage closet.

Ideal for a student, especially a post-grad.

Assured Short Term (AST) lease (6 months) with friendly and helpful landlord from January to July. Available early January with possibility of moving in late December. Rent £320 per month. Does not include gas, electricity, or internet, but together this is no more than £30 per person per month.

(I love the bedroom and flat, but must return to Canada for work in December, which is why I have to move out!)
