Looking for one flatmate

I have found a place in town which will come available mid-October. It is to be shared with one person. The rent will be £425 per month, excluding utility costs. I know, the price is budget-stretching and the availability date is all but ideal, but aside from that it doesn't sound that bad. It's also located not far from town centre.
