WHAT: Furnished double room in a spacious upstairs two-bedroom flat, 10 minutes walk from South Street. Room has a lovely view to St. Andrews downtown and Kinnessburn area. House is situated in very quiet neighbourhood with no car traffic, within short walking distance of mini-market or town shops, and not far from Morrison's supermarket and the town’s health centre. On-street car parking is easily available. All rooms get lots of natural light and are double glazed throughout. House also has loft insulation, thereby keeping fairly warm on reasonable energy bills (under £50 p.p. pcm.). Has got a spacious kitchen with two worktops, large living room, lots of storage space (esp. in the attic), large back garden with a small shed. All rooms with gas central heating and wireless broadband.

Landlords to refit with new living-room furniture and refurbish bathroom, including installing large modern shower, before start of new lease.

WHO WITH: I am George, a long-time University staff member and now also part-time (mature) student. I am friendly, quiet, and generally a decent chap (or so I think). I enjoy reading, learning, listening to music or watching films, being party to interesting conversations, hiking, travelling, cooking.

FOR WHOM: I am seeking just one person for flatmate (so no couples please): primarily, a University member of staff (postdoc, academic or admin), but would also consider mature-age postgraduates (generally 25 or above) who are willing to share council tax with me (only). Flatmate should by all means be discreet and quiet, fond of a relaxing, low-key and cosy atmosphere, clean, tidy and regular in joint housekeeping duties. She/he must respect privacy and quiet lifestyle, as well as a flatmate’s equal right to using and enjoying the same living space. Please be assured, however, that I do give back exactly as I ask for.

HOW MUCH (for the room): £340.00 pcm + 50% of council tax and bills + £20 a month (April-October) for gardener (optional).

OTHER INFO: Garden lawn-mowing and hedge pruning are the tenants' responsibilities. At the moment, gardener is seasonally employed, as per above, but continuation of this is optional subject to agreement between tenants. Landlords are hands-off, non-intrusive and easygoing, yet maintenance-conscious and prompt to fix any break-downs. Lease is for a year, with possibility for further renewal. One-month deposit required.

Interview is mandatory before letting. Viewings can be arranged by appointment.

Sorry folks, this room is now promised to somebody, pending lease sign-up. Thank you all for your interest. I will not be responding to any more emails/requests in the meanwhile. Will post again when lease has been signed.
