I'm renting a flat on Watson Avenue, and my current flatmate is graduating and moving away, so I need a new flatmate.

I'm a final-year PhD student, and would ideally like to share with another postgrad. That said, undergraduates are also welcome provided they don't plan on having too many late night parties, and non-students are welcome if we can work out an agreement about council tax.

Rent is 360pcm + bills about 60pcm.

The lease is 12 months starting 1st septemper 2013, but there might be some leeway for variation.

The flat has:
* Large bedroom, double bed, south facing, lots of storage space
* Large living room. Currently no TV license, but we could get one.
* Fitted kitchen, gas oven and hob, both fairly new. Fridge, freezer, washing machine (no Drier)
* Bathroom, with bath and shower.
* Gas central heating.
* Moderate sized garden, the landlord pays a gardener to look after it
* Nice private landlord, who trusts tenants. Doesn't do inspections, hasn't made any deductions from my deposit. No "contract preparation fees".
* On street parking.
