Hi there,

I am about to vacate a one-bedroom flat that is located right in the heart of St Andrews--College Street.

As a lecturer, I rented the flat through the university. I am looking for a responsible and tidy tenant (or couple of tenants) to replace me; tenant will have to be affiliated with the university and meet the approval of the accommodation office.

The rent is 655 pounds per month, and the flat will be available on August 5th or 6th.
It is fully furnished, and has a double bedroom, kitchen, sitting room, & bathroom.

Please let me know if you're interested and would like to see pictures--or the flat itself.

My is name Kate McWilliams, I am a St. Andrews student from the US entering my third year of study at the University. I REALLY hope your place isn't taken yet!!! I would like to enquire about renting your property during the school year (the months between September and May though I am happy to engage in a 12 month lease as well).

I currently live in a 1 bedroom house for postgraduate students, a privilege granted to me due to my exceptional record as a tenant. In addition, my family owns a home design company in the US and thus I have grown up in a home which has always had to be kept at the highest standards as a model for clients and I am well versed in keeping a property pristine. This is reflected in my choice to rent a 1 bedroom which allows me to maintain my exceptionally high standards without worrying about the habits of others. I also make an effort to be considerate of my neighbors by limiting noise, not holding parties at my own house and being friendly. I am happy to provide tenancy references as well as character references from a Dean at the boarding school I attended prior to moving here as well as St. Andrews staff within the University's Development office. I do hope you consider me as a possible tenant and I look forward to your reply.
