I'm looking for two housemates for 2012/13 and am having viewings for the two rooms in the next couple of weeks and aim to decide by mid to late August.

Single and double room available from 1 Sept 2012. Lease will run until 30th June 2013 (or longer if required).

House location in St Andrews would suit someone looking for peaceful place to study. The double room has a king sized bed and is in a spacious shared house in a quiet residential area between Botanic Gardens and Morrisons. The house is just over ten minutes walk from the town centre.

There is a pleasant garden to rear, barbecue and patio heater. Fitted kitchen, microwave, cooker, hob, appliances. TV and DVD player with Sky TV. Wireless unlimited download broadband included in the price. Double-glazed and gas central heating. Heated towel rail in bathroom. Parking bays available nearby. Bills (gas, electricity and telephone) and council tax (if not exempt) are extra.

Please note, I can only take single people in each room, I can't accept couples unfortunately. I'm beginning a PhD in September and would like to share with individuals who are reasonably mature in experience and outlook. However, if you're a sensible undergraduate, I could be convinced. House is non-smoking.
